Our story began when Ty Brady, a Sarasota County resident, wanted to purchase a few acres of land to build a home for his future family. He purchased the land from 2 brothers who had inherited the land from their grandfather. The brothers had no use for the land and decided to list some of the lots they had for sale with a local real estate agent. The land sat on the market for almost 2 years with multiple price reductions and almost no interest. Then Ty noticed a small “For Sale” sign by the road that was overgrown from 2 years of sitting. He called the number and eventually purchased the land from the brothers. They were relieved to finally sell the land even though its was a fraction of the price the realtor had originally told them they would get. The worst part was they wasted 2 years of time, paid property taxes for an additional 2 years and they still had to pay the realtor his commission. About a year later, when the brothers decided to sell the rest of their land, they reached out directly to Ty. They agreed on a fair price for the remaining lots and they closed quickly with a local closing attorney. It was a much faster and better process for the brothers and everyone was happy.
This peaked Ty’s interest in learning why selling vacant land is so much different than selling your home. He dove in head first and learned the ins and outs of vacant land sales. He realized that vacant land sales account for only 3-4% of total real estate transactions every year. This explains why most real estate agents aren’t well versed in vacant land sales and pricing. They often guess when pricing vacant land and don’t put a lot of effort into research or marketing since vacant land prices are usually a small fraction of home prices. Unfortunately this causes the land to sit on the market for months or years without sale and increases the costs and headaches for the land owners. Ty saw firsthand that this long, drawn out process didn’t need to be that way. He realized that buying and selling land directly can be a huge benefit for a lot of landowners. Whether it’s inherited land, a vacant lot sitting untouched for years, or property owners looking for a hassle-free way to sell, Ty wants to help make the process as quick and easy as it should be.
